Job Summary
The HVAC Mechanic III ensures the efficient operation of the building HVAC and related systems, by appropriately monitoring, maintaining, and upgrading all relevant systems.
Duties
- Performs all mechanical operations and preventive maintenance required on all HVAC systems on the university campus
- Maintains boilers, chillers, pumps, air handlers, and fan coil units
- Directs the scheduling required for HVAC needs throughout the campus
- Monitors and adjusts all mechanical control gages, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a thermally comfortable environment for the building occupancy populations
- Participates as required in long term projects
- Operates and monitors central plant equipment, HVAC equipment, and alarms via computers at various sites
- Maintains uniform building operating procedures at each site
- Responds to and actions critical alarms
- Assists with and coordinates scheduled HVAC equipment repair work, including repairs that require a contractor
- Provides building access after normal business hours as required; assists with training new HVAC technicians

Qualifications
Required Education:
- Minimum of 60 hours of completed college course work or technical school certificate
Required Experience:
- Minimum of five (5) years of related job experience
License/Certification:
- Must maintain a valid, current driver's license

Knowledge, Skills and Abilities
Knowledge:
- Knowledge of two Automated Logic Building Automation Systems (not Telecommunications)
- Knowledge of the HVAC challenges that a "STEM" building presents, and the related trends, issues, and accepted practices
Skills:
- Strong mechanical skills; good technical skills, including proficiency in MS Office
and PeopleSoft; strong analytical and problem
- solving skills;
- Excellent interpersonal and communication skills
Abilities:
- Ability to troubleshoot problems; ability to work independently;
- Ability to read blueprints
- Ability to use the necessary tools to weld, braze, and solder
Work Location and Physical Demands
Primary Work Location:
- Works in campus-wide locations that can be inside, outside, wet, cold, or hot, and can involve hazards such as noise, fumes, and smoke
- May travel off campus
Physical Demands:
- Employees will be exposed to normal hazards of construction, demolition, and facilities operations. Work involves exposure to elements, such as adverse weather conditions, extreme temperatures, oils, dirt, dust, fumes, and airborne particles
- Position requires maintaining physical condition necessary for sitting, standing, or walking for prolonged periods, as well as for bending, stooping, kneeling, crawling, jumping, climbing, and frequent reaching
- May be exposed to moving mechanical parts, potentially hazardous or cancer-causing agents or chemicals, or the risk of electric shock
- May be required to work in confined spaces or a high, dangerous place
- May be exposed to vibration or the loud noise of chillers, boiler equipment, and water pumps
- May, on rare occasions, be exposed to hazardous driving conditions
- Must have precise hand-eye coordination, good spatial awareness, and the ability to identify and distinguish colors
- Must have the ability to move items of up to 100lbs
- Will be required to be on call 24 hours a day for HVAC-related incidents
